We begin with a personal consultation to understand your goals, lifestyle needs, and budget. This step is all about listening — learning how you use your home, what matters most to you, and what your dream home truly is. From there, we provide honest feedback, share ideas, and outline the possibilities for your renovation. We also use this time to ensure we’re a good fit for one another before moving forward — because the best results come from the right partnership.
After our consultation, we provide a free high-level estimate so you understand the potential investment. Instead of exact numbers, we present a range based on three levels of finish:
Basic – Clean, modern updates with refreshed finishes that elevate your space.
Premium – Designed to impress with curated finishes, elevated details, and a timeless wow factor.
Luxury – For those who want their home to be a statement, with the finest trades, rarest materials, and bespoke craftsmanship.
This gives you clarity and peace of mind before diving into detailed design.
Once aligned, we move into a design contract. This includes architectural drawings, 3D renderings, and introductions to our exclusive wholesale distributors — partners who work only with professional builders and are not available to the public.
This access is possible because of the volume we purchase directly from our wholesalers for our own projects. That purchasing power allows us to maintain accounts normally reserved only for builders — accounts we extend to our clients. Very few homeowners ever step into these trade-only showrooms, but through our relationships, clients are welcomed in and benefit from true wholesale pricing instead of retail markups.
Design Fee:
Our design fee typically ranges from $3,000–$10,000, depending on the size of your project and the scale of your aspirations. Think of this as an upfront investment — once you sign your Build Agreement, the fee is fully credited back and applied toward your project. In other words, when you choose to build with us, design comes at no extra cost.
With access to our trade-only distributors, the selections process begins. This is where your ideas take shape as you choose finishes, fixtures, and materials that reflect your style. Many of our distributors have in-house design teams to guide you in choosing materials and finishes that work beautifully together.
Once your selections are made, our architectural team transforms them into detailed 3D renderings. This step allows you to see your renovation in vivid detail before construction begins. If something doesn’t feel right, we go back to the drawing board until it does — giving you complete confidence that your design is intentional, cohesive, and ready to build.
Once your selections and 3D renderings are approved, we prepare your Build Agreement. This agreement is where everything comes together — transforming your design into a clear, actionable plan for construction. It includes:
A finalized scope of work, documenting every detail so there’s no guesswork.
Transparent pricing, tied directly to your selections, so you know exactly what you’re investing in.
A detailed construction schedule, outlining key milestones and giving you a clear picture of the timeline ahead.
By signing the Build Agreement, your design, materials, and schedule are officially locked in. This step eliminates uncertainty and ensures everyone — from our team to our trade partners — is working from the same roadmap. It’s the moment where your renovation shifts from planning into action, setting the stage for a smooth and precise build.
From Plans to Reality, Executed With Precision
With your Build Agreement in place, construction begins. This is where design becomes reality, guided by detailed construction documents and overseen with accuracy and care.
You’ll work directly with a dedicated Site Manager, whose role is to coordinate every trade, maintain the schedule, and ensure your renovation is executed according to the same strict internal quality control guidelines we use on our own projects. Nothing is left to chance — every step is documented, checked, and verified.
To keep you fully informed, we use our professional-grade Buildertrend client dashboard, where you can track daily logs, photos, schedules, and progress updates in real time. With your Site Manager leading the build and Buildertrend keeping you connected, you’ll always know exactly what’s happening on your project.
Final Walkthrough & Completion
Quality isn’t left until the end. As each trade completes their work, your Site Manager inspects it against the same strict quality control guidelines we use on our own projects and walks the site with you before signing off. This ensures every phase of your renovation is done right the first time — with no shortcuts, no missed details, and no surprises later.
Once all trades are complete, we conduct a final walkthrough together to review your entire home, confirm every detail, and address any last touches. The result is a renovation delivered with confidence, precision, and care — exactly as it was designed.
