Process & Planning
Through years of experience, we’ve learned the only way we can guarantee our level of quality is through design–build. If you already have complete construction documents prepared by an architect or designer, we’re happy to review them. But if you’re starting without plans, design–build is the only way we can put our name on the project and deliver with confidence.
Our process is best suited for full remodels and major projects that require thoughtful planning and execution, including:
Whole-home renovations
Full kitchen remodels
Major bathroom remodels with structural changes
We are not the right fit for small, cosmetic updates like paint or single-trade repairs — we focus on projects where design–build creates the most impact.
Timelines depend on scope, but you’ll receive a detailed schedule during the Build Agreement stage. You’ll also have real-time visibility into progress and milestones through our Buildertrend dashboard.
Yes, but we recommend making decisions during the design stage to avoid delays or added costs. If changes are needed, we’ll review pricing and schedule impacts with you before moving forward.
Yes. We require that all permits are pulled in accordance with your jurisdiction. This ensures your project is inspected properly, meets code, and is fully documented for future resale or refinancing.
Quality is built into our process. As each trade completes their work, your Site Manager inspects it against our strict internal quality control guidelines (the same ones we use on our own projects). Nothing moves forward until it meets our standards. At the end, we also walk the home with you for a final inspection to confirm every detail.
Cost & Fees
Every project is unique, but during your free estimate we provide a range of costs based on three levels of finish:
Basic – Clean, modern updates with refreshed finishes.
Premium – Designed to impress with curated finishes and a wow factor.
Luxury – Bespoke craftsmanship, the finest trades, and rare materials.
This gives you clarity before investing in detailed design.
Yes. After your free consultation and estimate, we move into a design agreement. The design fee typically ranges from $3,000–$10,000, depending on project size and aspirations. But this is not an added cost — once you sign your Build Agreement, the fee is fully credited back to your project. In other words, when you build with us, design comes at no extra cost.
